This sounds like an issue we're working on fixing for right now--if you go to update your Zestimate, and see the "Update the property value" button grayed out, can you try unchecking and rechecking the "Use Zestimate" button? Recent sales help too but even then that can be a 30-45 day lag.Zillow is market value an appraisal would be for reconstruction cost often.I like to take a financial snapshot to track my progress, but I have yet to find a good way to value my property in a portfolio, but nor do I want to go through the expense of getting an actual evaluation.I appreciate the other comments with other sites to check though. I say summary because you won't get a full credit file.
Zillow is officially dead to me.If you're just casually looking (like the OP), I think bothering a real estate agent would be a huge waste of their time.I know you said "free" but I can't stress enough the value of a quality real estate appraisal. I have had a couple people submit their applications and pay the $29 and it has been THREE DAYS and I have still NOT received them. From what I've seen in my area, though, Zillow seems to be pretty on target when valuing homes they can get info for.So I’d say look at the details of the place to get an idea of price range in general but not necessarily at specific property.In my line of work (home equity loan salesman) I typically see Zillow coming back 20-40k higher than any other automated valuation and typically 40-60k higher than any given appraisal. Mind you market value and reconstruction cost are very different things.Zillow is on the low end in our area, not the high end. But, when I was selling my mom's home, two women came in and took photographs and put it on Zillow, saying it was their property.Redfin had an estimate for my house. I messaged their support staff but no response so far, about 10 minutes. I really like it.

... And forcing those who use reddit INFREQUENTLY to wait ten minutes is control freak abuse. Zillow, Inc. pays its employees an average of $87,503 a year. My mom obsesses with her Zillow estimate and struggles to understand why it keeps going down when she's doing so much to improve her house. Zestimate was $20 off sale price. Free sodas and snacks plus coffee machines filled with Starbucks coffee for espresso and such. Value is all about perception and zillow is just one more data point that adds to that perception.I just went through this prior to an actual appraisal. Zillow’s decision to expand its scope opens it up to a whole new set of rivals. I work in one of the big 3 Insurance companies we use Zillow to gather market value, and to dispute fair market value. If the property has been bought and sold a few times, they're able to get decent information from public records, not to mention info from the real estate listings -- such as when something was remodeled or upgraded.
Good for you. For example, we're seeing a lot of different scenarios under Closed Accounts I'm not sure without seeing what your talking about. But if the property has been stagnant, the only thing Zillow has to go off is tax records and the general neighborhood.
